So if you steal something, it's ok to use it as long as no one notices? And if you suspect something is stolen, look away and profit from it until it isn't worth it anymore? Awesome.. That's about the worst advice ever.

Given the scenario, I would take the customer. If their use of the space turns up malicious, you're always welcome to cancel them for AUP violation.
